Black Feather Condominium Association is located in Castle Rock, Colorado which is south of Denver. The Association was formed in 2004.
Black Feather Condominium is conveniently located along Black Feather Loop and Front Road in the Town of Castle Rock. Our Community is just minutes from a variety of local shops, grocery retailers and restaurants in this small suburban town. Family retail shops, child care facilities, and a vast spectrum of recreational and social activities are available for all ages in nearby facilities. With easy access to Interstate 25, one can be at Denver International Airport or at the major employment centers of Meridian, Inverness, and The Denver Tech Center etc. within a matter of minutes.
Directions: Take Interstate 25 south to Founders Parkway. Turn left and go over the bridge to Front street. Take a left on Front Street and go to Black Feather. Turn left onto Black Feather and then right into the community.
Our goal is to create a Community in a residential atmosphere where families can raise their children and enjoy the friendship of their neighbors.
Initial homes were constructed by Delwest Homes through 2006. There are 160 condominiums, a total of 8 buildings in this well laid out community. Black Feather has a state of the art clubhouse facility with workout equipment from Sports Authority; a full service kitchen for entertaining with your friends and family; and the lovely amenities of a large swimming pool; hot tub for adult usage; and a small wading pool for the children.
Adjacent to Black Feather is some undeveloped land which was recently purchased by Quantum LLC. At the present time, they are not developing another viable homeowner association community. The Board of Directors will keep you informed of any upcoming changes to their plans.

Join a Committee: The association has the potential for many residents to be involved by serving on a committee. We encourage you to become involved in your community by volunteering. If you have any questions on the type of coverage you must carry on your unit, he can assist you with your insurance needs.
Improvements: The association has long term plans to improve the common areas. Some of these improvements were initiated in late 2009 were landscape rock was placed around the buildings, replacing dead trees and bushes, and painting the buildings in stages so as not to take money out of the reserves or cause a special assessment. These improvements are carefully thought-out and planned to fit within the association’s budget constraints. The board meets every other month in a working meeting to review all of the bids, notices and legal issues involving the community.
Snow Removal: The Association provides snow removal for all sidewalk areas throughout the community. The Town of Castle Rock Public Works Department can be contacted for street concerns.
Annual Meeting: The association has an annual meeting each November in accordance to the association’s governing documents to review association operations, finances, and community interests. A notice will be sent out prior to each annual meeting. This notice will include the agenda, ballot, and proxy. Any owner that wants to run for the board will be able to send out a resume at that time.
Board of Directors:The Association affairs are directed by a Board of Directors. Currently the Board of Directors are Jack Kluzak, President; Dave Ramirez, Vice President; Renae Fultz, Treasurer, Ruth Williams, Secretary and Cynthia Crawshaw, Member at Large.

Association Dues: The association is totally funded by your monthly dues.Dues for 2014 are $232.00 per month for those that own garages; $222.00 per month for those that do not own a garage.
